Fixed mortgage rates eased slightly last week, remaining near record lows to keep homebuyer affordability high and attractive to those looking to refinance. The 30-year fixed-rate mortgage averaged 3.32 percent, down from the previous week when it averaged 3.34 percent. Fifteen-year mortgages averaged 2.66 percent, down from 2.67 percent. A year ago at this time, the 15-year FRM averaged 3.21 percent. The five-year hybrid adjustable-rate mortgage (ARM) averaged 2.70 percent last week edging up from 2.69 percent, and one-year ARMs averaged 2.53 percent, down from 2.55.
